Why Condos Can Be Great to own

Let’s first talk about what makes a condo in the VA’s terms. The  Veterans Home Guide defines a condo complex or planned unit development as a common interest community – everyone living there shares land and common areas like playgrounds and parking lots

Condos typically have amenities that appeal to a wide range of military folks and their families, including fitness centers, pools, community spaces and sports areas. Whether you participate in an active social life or you want to retire in quiet comfort, a condo can offer the conveniences you want.

Active service members and Veterans who live alone may prefer condo living over a single-family home. Condo living may just be what some need. Furthermore the proximity to neighbors and not being responsible for upkeep and maintenance can be attractive if you don’t want to deal with these tasks. The same idea applies to prospective buyers who may not be up for the physical labor the outdoor maintenance of single-family homes generally require.

CAN I BUY A CONDO USING MY VA LOAN?

Simply put yes

The longer answer is that buying a condo with a Veterans Affair backed loan isn’t much different from buying any other home, but the condo complex must still be VA approved. The purpose of this approval is to ensure that eligible loan borrowers aren’t overly burdened by the HOA in any way.

If you’re considering a particular condo, make sure the condo complex or development’s HOA has received VA approval. This protects the interests of both the loan holders and the government, which backs the loans. Any complex you’re considering will have to meet the requirements set by the Veterans Affairs. Download chapter 16 of the Department of Veterans Affairs Lender’s Handbook to see the ( full list of requirements ) for VA approved condos. You can also (check for approval) on the their website.

If you need help verifying if a Condo is on the approved list let us help.

What If I Want A Condo That’s Not VA Approved?

You have a some options if you want to buy a condo that’s not on the approved condo list. The easiest way is to only look at approved properties with your real estate agent.

But if your desired condo complex isn’t approved by the Veterans Affairs, you can work to get it approved. This is not always easily done though.  It will involve working with other entities in the transaction: the HOA and the VA Mortgage Broker or VA Mortgage Lender but can in some instances be done.

Borrowers can ask the HOA to apply for approval but most often times VA loans Xpress™ the mortgage broker and or mortgage lender will see if it is possible. It’s a complicated process that involves a lot of paperwork and can last for months. You should expect the approval process to lengthen your transaction time. Because obtaining approval often involves an attorney, insurance companies and the HOAs must pay for it. The Veterans Affairs will often expedite requests accompanied by an attorney opinion letter, which is a formal letter of judgment from a legal professional, based on their expertise.

You can also check with VA Loans Xpress™ your mortgage broker direct mortgage lender to see if they can get the condo project on the approved list. They’ll likely have experience in this area. And your real estate agent may be of help here, too.

In most cases our clients reach out to VA Loans Xpress™ mortgage advisor to see if the condo they are looking at could be approved by VA. For questions call (833)-LNSFAST.

**VA Loan Requirements for Condominiums: What You Need to Know**

Navigating the world of financing can be overwhelming, especially when it comes to understanding these loans and their specific requirements for purchasing a condominium. While VA Condo loans are a fantastic benefit for veterans, active-duty service members, and certain eligible surviving spouses, the criteria for condos differ from those for single-family homes. Let’s break down the essential loan requirements for condominiums, ensuring that you’re well-prepared as you embark on your home-buying journey.

**Location Matters**

Firstly, it’s crucial to understand that the condominium must be located within the United States or its territories. This requirement ensures that you can take advantage of your VA benefits effectively. So, whether you’re eyeing a beachside condo in Florida or Alabama or maybe a cozy unit in a nice city, just make sure it falls within this geographical boundary.

**VA-Approved Condo Developments**

One of the standout differences between VA loans for single-family homes and condominiums is the necessity for the condo development to be VA-approved. Before you proceed with your purchase, you can check the VA’s website for a list of approved condominiums. If the community you’re interested in isn’t on the list, don’t lose hope! You can request that the Homeowners Association (HOA) apply for VA approval, opening the door to your dream condo.

**Owner Occupancy and HOA Dues**

Another critical criterion is owner occupancy. To gain VA approval, at least 50% of the units in a condo community must be occupied by owners. If the development is newly constructed, this percentage increases to 75% of sold units. Additionally, maintaining a healthy financial standing is paramount; at least 85% of the owners should be current on their HOA dues to ensure the condo’s viability as a community.

**Multi-Unit Housing and Ownership Limits**

In terms of structure, the condo must be part of a multi-unit housing community. This means there should be several units within the development. Moreover, to protect against a single entity dominating the ownership, no individual, investor, or company can own more than 10% of the units in the complex. This requirement helps maintain a balanced community.

**VA Appraisal and Primary Residence Status**

Before finalizing your purchase, a VA appraiser will conduct a thorough inspection of the property to ensure it meets all VA appraisal requirements. It’s essential to remember that the condo must be intended as your primary residence to qualify for the loan

**Conclusion: Be Prepared for Additional Requirements**

While we’ve covered the major requirements, it’s important to remain aware that additional criteria may be set forth either by the Veterans Affairs or your lender. Staying informed and being proactive in gathering necessary documentation will streamline your buying process.

Understanding these unique VA Condo loan requirements for condominiums not only equips you with knowledge but also empowers you to make informed decisions. With the right preparation, you’ll be well on your way to owning your perfect condo through your VA benefits.
