The Construction loan One Time Close financing combines the cost of home construction, lot purchase/land payoff and permanent mortgage into a single closing. Once the closing is complete, borrowers don’t have to worry about re-qualifying once the home construction is finished.
When you get a construction mortgage, it usually involves two closings or is bundled into one, the lender typically disburses funds to the builder in stages (called draws) as construction progresses. Once the house is finished, you transition to the permanent VA loan

Loan Limits
The total amount, including the existing mortgage balance and the cash-out amount, is subject to VA limits. These limits vary by location and are updated annually.
Loan-to-Value (LTV) Ratio
The maximum allowable loan-to-value ratio (LTV) is typically 100% for a VA Cash-Out Refinance. This means that the new amount cannot exceed 100% of the home’s appraised value.

How To Apply For A One Time Close VA New Construction Loan
The type of VA backed mortgage process tends to be complicated. Here’s the steps and process you’ll follow to apply for the VA construction loan program
1. Acquire A Certificate Of Eligibility
VA mortgages are only available to eligible active-duty service members and veterans, qualified reservists and National Guard personnel, and eligible surviving spouses. And to prove you meet these conditions, you’ll need to provide a Certificate of Eligibility, also referred to as COE.
Your COE proves that you meet the requirements to apply for your VA construction. You’re generally eligible for a COE if you’ve put in at least 90 days of active military service or completed 6 years of honorable service. Read about specific eligibility requirements to learn more.
2. Get Preapproved For The Loan

4. Get The Property Appraised

- Once the construction period and the modification to permanent financing has been completed, the borrower will pay principal and interest payments
- Loan term begins at note date
- Construction period is “backed out” of the loan term
Example: A 30-year term loan with an 11-month build. At time of modification, the loan converts to a 29-year and 1-month permanent financing loan
